Check The Kitchen
If you are buying a home fully equipped, you need to arrange for home inspection to check for appliances and other things in the kitchen, as well. You are, after all, paying for them as well and need to ensure that the kitchen is in a good condition, and that all the appliances are in working order.
The Kitchen Floor
Check the kitchen, starting with its floor. The kitchen is one place in your home that withstands more heat, has more things spilling on its floor, and has more people visiting and walking across it, than any other place. With things spilling on its floor, the floor of the kitchen should be slip proof, and the tiles used should be appropriate.
Many kitchens have vinyl flooring, and your inspection should ensure that all the tiles are properly fixed, do not have stains, and are not chipped or cracked.
The Kitchen Counters
The kitchen counter is where most of the work is done. Check its condition, as it faces the maximum wear and tear, maybe even more than the floor.
If the counter top is laminated, check to see that it is properly fixed, and does not have loose areas and corners. If the countertop is of tiles, check to see that the tiles are not chipped, or cracked, or even broken. You may ask the seller to have then replaced, provided the matching tiles can be found, or you may ask him to replace all the tiles.
You need to also check the condition of the grouts between the tiles.
The Kitchen Cabinets
The kitchen cabinets and their quality matters a lot to the lady of the house. These are where all the pots and pans, the crockery and the cutlery, and the silverware, are hidden away. The kitchen cabinets also hold many of the smaller appliances of the kitchen.
With the cabinets being used throughout the day, check to see that they open and shut with ease, and they latch on properly too. They need to be checked whether they are chipped at the corners, have dents and cracks, and whether the paint has peeled. You also need to see whether the cabinet hardware – such as the cabinet handles, the hinges, and the door knobs are in good condition. If the cabinets have drawers on sliders, check to see that the sliders are smooth on their rails. Rusty rails may require repairing or replacement.
The Kitchen Appliances
If the kitchen comes along with the appliances, check that they are all working. Check the stoves carefully. If the stove and the oven run on gas, check to see whether there is proper ventilation in the kitchen. Gas stoves and ovens release the harmful carbon monoxide and nitrogen dioxide, hence the need for proper ventilation.
If the kitchen is equipped with a garbage disposal unit, check its working condition. Check the condition of its blade. If there is a trash compactor, its working needs to be checked too. Such appliances are a part of a modern kitchen.
