Inspecting Exterior Doors And Windows
Prior to buying a home, have inspections carried out for its exterior doors and windows. Usually the buyer may feel competent enough to do it himself, but it is always advisable to have a professional do it. The home inspector checks to see whether there are any visible warping of the doors and window frames – in case they are made of wood. Normally, the warping does not occur if the quality of the wood is excellent. Seek the opinion of experts in case warping is seen. Minor warping can be corrected. Serious warping may need replacement of the doors and window frames.
In case of windows, check to see, along with warping, whether the frames and the panes are broken or not. Replacing panes is a minor job, but involves expenses, nevertheless. Inspecting exterior doors also includes checking to see whether all the locks are in working condition, or not. Functional exterior locks are necessary for the security of the home. Many homebuyers prefer changing all the external locks of the house. Along with the locks, check to see the condition of the handles on the exterior doors, and on the windows.
Check to see whether the windows have been weatherproofed or not. Do the windows have double panes for enhanced insulation? Is the quality of insulation adequate, or do they need to be upgraded?
Properly insulated windows can help save you high energy cost each year, as much as between 5 percent to 30 percent. Is any type of screens installed on the windows? If yes, the inspections should include checking the conditions of these screens. Are they broken? Can they be repaired, or do they need to be replaced?
Water Damage To Doors And Windows
Check to see if the doors and windows show any damage from water. Water stains can be visible around the doors and window frames. Rusting of windows – in case of metal windows, and rotting of wood – in case of wooden windows, could be a sign of water leakage. Such evidence can be seen when inspecting the water drainage system too.
There is a need to check whether the exterior windows fit properly or not. This will ensure reduction in noise pollution.
Inspecting Garage Doors
Home inspections of doors include checking of garage doors, as well. Garage doors need to have certain safety features, as per the law. As most garages are attached to the main house with a door in between, building codes specify that there be a fire-resistant intervention between the garage and the house. Such doors need to be fire rated and self-closing. If there is an oak panel door leading from the garage to the house, check to see whether the door is fire rated.
Your inspector will check to see whether the garage door has a child safety self-reversing feature. Post 1993, it is mandatory to have electric eye on garage doors.
